Deputy Property Manager

About this task

岗位职责：
1. 协助物业经理统筹二区日常运营，落实管理制度与计划，保障区域物业有序运转。
2. 分管二区工程维保、消防安防、安保巡逻、保洁绿化，排查整改隐患，确保设施完好、环境整洁。
3. 专属对接二区商户或业主，处理报修、投诉与纠纷，提升服务满意度与费用收缴率。
4. 管控二区物业运营成本和物资管理，配合应急处置与协调工作。
5. 带队落实区域安全管理、团队管理，完成上级交办的其他专项任务。

任职要求：
1. 中专及以上学历，物业管理、工程管理、园区管理相关专业优先。
2. 三年以上商业物业、园区或商贸城管理经验，有区域专属管理经验者优先。
3. 熟悉物业运维、消防安防、设备维保流程，具备较强的现场管控与问题解决能力。
4. 沟通协调能力突出，责任心强，做事严谨，职业操守良好。
5. 懂基础办公软件操作，有物业相关资格证，如消防、物业经理证等优先。

工作地点及安排：驻安哥拉；工作语言为中文；长期驻外。

Job Responsibilities:
1. Assist the Property Manager in coordinating the daily operations of Area 2, implementing management systems and plans, and ensuring orderly property operations in the area.
2. Oversee engineering maintenance, fire safety and security, security patrols, cleaning, and landscaping in Area 2; identify and rectify risks to ensure facilities are in good condition and the environment is clean.
3. Serve as the dedicated contact for merchants or property owners in Area 2, handling repair requests, complaints, and disputes to improve service satisfaction and fee collection rates.
4. Control property operating costs and materials management in Area 2, and support emergency response and coordination work.
5. Lead the team in implementing area safety management and team management, and complete other special tasks assigned by supervisors.

Requirements:
1. Technical secondary school education or above; majors in property management, engineering management, park management, or related fields are preferred.
2. More than three years of management experience in commercial property, industrial parks, or trade markets; dedicated area management experience is preferred.
3. Familiar with property operations and maintenance, fire safety and security, and equipment maintenance processes, with strong on-site control and problem-solving abilities.
4. Strong communication and coordination skills, strong sense of responsibility, rigorous work style, and good professional ethics.
5. Basic office software skills; relevant property qualifications, such as fire safety or property manager certificates, are preferred.

Work Location and Arrangement: Based in Angola; working language is Chinese; long-term overseas assignment.
