About this task
Responsibilities
1. Site selection support and technical due diligence: Conduct site visits and comparisons for candidate buildings, prepare survey reports and technical recommendations, lead building technical due diligence, and assess whether sites meet business requirements.
2. Coordinate with local real estate agents and consultants to define the scope and handover conditions of landlord works, and provide technical input to management and legal teams.
3. Track local market-entry and compliance requirements relating to building codes, fire safety, and EHS in the target countries or industrial parks.
4. Design management and implementation: Under the headquarters' space-planning and design framework, organize overseas design firms to complete localized design development; manage quality and schedules across concept, detailed design, and construction drawings; and oversee design tenders, contracts, changes, and drawing versions throughout the process.
5. Adapt the company's office-space standards to local conditions, identify conflicts with local regulations and standards, and propose solutions.
6. Project delivery: Organize tenders and contract execution for general contractors, subcontractors, and FF&E; manage schedule, quality, and safety throughout the project; and handle local permits, fire-safety approvals, completion inspections, and other compliance procedures.
7. Coordinate delivery interfaces with IT, security, administration, EHS, and business teams, and complete acceptance, defect rectification, relocation, and move-in.
Requirements
1. Bachelor's degree or above in architecture, interior design, engineering management, or a related field.
2. More than five years of design or construction management experience for office, R&D, or industrial spaces, including at least one complete overseas project from design through delivery and occupancy.
3. Ability to independently review drawings and assess the feasibility of MEP, structural, and fire-protection systems, rather than only coordinating and following up.
4. Familiarity with overseas delivery terminology, including shell & core, Cat A/Cat B, landlord works, fit-out, snagging, and practical completion.
5. English proficiency sufficient to work directly with landlords, general contractors, designers, and local approval authorities.
6. Willingness to travel overseas or undertake temporary overseas assignments.
Location and assignment
Assignments may be based in South Korea, Malaysia, or Singapore. The expected overseas assignment duration is three to six months.

2. 对接本地经纪行与顾问,梳理 landlord works 的交付范围与移交条件,并向上级和法务提供技术侧输入。
3. 跟踪目标国家或园区在建筑、消防、EHS方面的准入与合规要求。
4. 设计管理与落地:在总部空间规划与设计方案框架下,组织海外设计单位完成本地化深化,把控方案、深化设计和施工图的质量与进度;组织海外设计单位招标、合同签订及全过程设计管理,管理设计变更与图纸版本。
5. 推动公司办公空间标准在当地适配,识别本地规范与公司标准之间的冲突点并提出解决方案。
6. 项目交付:组织总包、分包与FF&E的招标和合同执行,开展全过程进度、质量及安全管理,负责报批报建、消防和竣工验收等本地合规手续。
7. 打通与IT、安防、行政、EHS及业务团队的交付界面,完成验收、缺陷整改、搬迁与入驻。
任职要求
1. 建筑学、室内设计、工程管理或相关专业本科及以上学历。
2. 具有5年以上办公、研发或工业类空间设计管理或建设管理经验,其中至少有1个从设计到交付入驻的完整海外项目经验。
3. 能独立看图并判断机电、结构和消防的可行性,而非仅负责协调和跟进。
4. 熟悉海外交付术语,包括shell & core、Cat A/Cat B、landlord works、fit-out、snagging和practical completion。
5. 能以英语作为工作语言,直接与业主、总包、设计方和当地审批部门沟通。
6. 能接受海外出差或阶段性常驻。
工作地点及驻外安排
可能派驻韩国、马来西亚或新加坡,驻外时长预计为3至6个月。
